What is an owner's representative and how is it different from a contractor?

An owner's representative is a professional who acts on behalf of the owner (client) during the planning, design, and construction phases of a construction project. The owner's rep serves as the owner's trusted advisor and advocate to ensure that the project is executed successfully and meets the owner's objectives and requirements. An owners representative works with the general contractor, but as a specific (onsite) advocate for the homeowner. 

How would having an owner's representative help me and my project?

You have your plans and you have selected your builder.  Next, your builder will provide you with a contract along with a budget and schedule to negotiate. You will need to discuss start time, contractor fees as well as the specific details of the contractor services, availability and change order fees. Navigating and negotiating these pre-construction details sets the tone of the whole project.

Project Management

We oversee and managing the project on your behalf, from inception to completion. We coordinate and oversee all aspects of the construction process, including budgeting and invoicing, scheduling, material procurement and quality control.

Contract Administration, Execution, and Dispute Resolution

Once the project begins, we act as a liaison between the homeowner and the contractors. We will ensure that the work is progressing according to schedule and project specifications. We will review and approve change orders, manage payments, and handle any disputes or conflicts that may arise.

Pre-construction

We can provide assistance in permitting, county and city approvals, contract negotiations, material and design choices, feasibility, discussing  potential unforeseen conditions, cost saving ideas and review of contractor bids as well as vetting.  

Budget and Cost Management

We monitor the project budget and track expenses on behalf of the homeowner. We review estimates, contractor and supplier invoices and control expenditures to ensure the project stays within the agreed-upon budget. We also help the homeowner make informed decisions regarding cost-saving options or value engineering.

Quality Control and Inspection

We will conduct regular inspections of contracted work to ensure it meets the homeowner's expectations and complies with relevant building codes and regulations and most of all, your interests. We will identify any issues or deficiencies and work with the contractors to address them promptly.
